Because I live in and focus my real estate business in Sun City Aliante I offer unique local insight and exceptional service.  Here's what I will do to help you sell your home…

  • First, I will preview your home and answer all your questions about the Sun City Market and the selling process.  
  • After all your questions are answered and you feel comfortable and confident that I can sell your home we will enter into an agreement to market your home locally, nationally and internationally.                                                                
  • During the sale process we will stay in contact about the market & our results.        

I WILL prepare a number of items for our review:                                                       

  • Tax Records from the county.   SID Assessment records from the City.
  • A Comparative Market Analysis (CMA).   Recent sales of similar homes are key to determine your market price.  Because of my LOCAL knowledge I also look at location, SID, model, golf lot, view, upgrades, fence or wall.                                   
  • Recommended List Price.  Well maintained homes priced at or slightly above market generate the most immediate interest.  Homes priced too high tend to linger.
  • Estimated Proceeds analysis.  Seller costs include commission, HOA Docs, Owners title policy, escrow fee, loan payoff.   Buyer costs include lender title policy, escrow fee, lender fees, down payment, appraisal fee, inspection fee.  Negotiable cost include HOA transfer,  HOA Capital fee, Nevada Transfer Tax, Repairs. 
  • Appropriate documents to get started.  Disclosures, Listing Contract.
